Aerate & Overseed
An aeration and overseed is best for already established lawns or lawns with a few thin areas. The grass seed will primarily germinate and grow in the holes plugged by the aerator.

Aerating your lawn will also help reduce thatch build-up, relieve soil compaction and improve watering & fertilizer efficiency.

Verticut & Overseed
A verticut and overseed is best for very thin or bare areas in lawns. Verticutting places small slits in the soil at a depth of 1/4 - 1/2 inch. This is the ideal depth for sowing grass seed and creates the best seed to soil contact, which is essential for high germination rates.

If your lawn is primarily bluegrass it would be highly recommended to verticut the lawn to introduce more drought & heat resistant Turf Type Tall Fescue. Fescue grows in a bunch formation which may make the lawn look pot marked & uneven if only an aeration and overseed was performed.
